Given the current trend to go things alone and to do everything on one’s own, it’s tempting to think that you don’t need a property management company.
Of course, let’s just be clear about what you’re signing up to do if you decide to manage your property without us.
Without us, you’re looking at marketing this house on your own. You have to figure out what a proper rent is, research the curb appeal and make all those fixes yourself. You have to show the property to tenants, then screen said tenants.
Even if they’re basically good people, you still have to deal with credit checks and deposits and that can be a turn off as well.
Then, as if that wasn’t enough, you have to be on call for these people. You have to be there when the heater cracks or when there’s a leak in the roof. You have to deal with the contractors, you have to pay for the repairs, and you have to be around just to check and make sure that your property has not been burned down.
We’re not saying don’t do it. On the contrary. More power to you if you can make that work. We just want to point out that a property management company can either expedite or outright negate a lot of these issues for you. And the cost of doing so is actually quite manageable; we’d be glad to explain more about it to you if you’d like.
